On August 5th, an email popped up in my inbox with the Survey we had been awaiting.
I opened up the attachment, expecting it to mirror the plat we already had a copy of. Very quickly I realized there was a difference in the P.U.E. running diagonally across our lot. It was shown as 20′ instead of 15′. It may not seem like much, but considering that our house barely fit within the limits of the 15′ P.U.E., it was an immediate concern.
So, we played around with the design some more – shifting things, and came up with another layout.
But then, today, we met our future next door neighbors and they told of us a struggle they encountered that also caused them to have to re-design. The City does not allow our houses to extend into the rear setback. Our design was based on the premise that this was allowed (per the neighborhood deed restrictions). But just because the HOA would allow us to ignore the rear setback, doesn’t mean the City will.
All this goes to say – we’ll be starting over. Back to the drawing board, as they say!
